HOLDING YOUR RESERVATION

Upon receipt of a complete reservation request with valid credit card number, we will hold the dates you requested for up to 7 days while awaiting receipt of a deposit. If the required deposit is not received, the reservation will be cancelled and the room will be released. Please see below for further information on deposits.

DEPOSIT, RESERVATION CONFIRMATION

A deposit of $300 or 20% of the rent for your stay (whichever is greater) will be required to confirm your reservations.

Of this deposit, the first $300 is a security deposit. It is separate from the rent, and will be refunded to you by mail 4-6 weeks after you leave. If the amount deposited is greater than $300, the amount in excess of $300 is credited against your rent.

Deducted from the deposit will be cleaning and/or housekeeping charges for extra cleaning services, and the cost to repair any damage that is more than normal wear and tear. A major credit card is also required as security. In the event that the security deposit is not sufficient to cover damages. Reservations are not guaranteed until the pre-payment is received.

PAYMENT IN FULL DUE

For reservations during low season or high season, payment in full must be received no later than 60 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 90 days before arrival.

For reservations during peak season, payment in full must be received no later than 90 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 90 days before arrival.

If a reservation is cancelled because the payment is not received on time, it is treated as a cancellation. In this case, the cancellation policies described below will apply.

CANCELLATION POLICY

You may cancel a reservation and receive a partial refund under certain circumstances.

    1. For reservations during low season.
    2. You may cancel a low season reservation if the reservation is cancelled more than 60 days before the scheduled date of arrival. Reservations are nonrefundable if the "Early Booking Discount" or "Early Payment Discount" was taken. If a reservation occurs during low season and high season, it is a high season reservation.

      If a low season reservation is cancelled more than 60 days before the scheduled date of arrival, a $75 cancellation fee will be assessed. Any additional amounts paid for deposit or rent will be refunded within 4 weeks.

      If a low season reservation is cancelled more than 30 days before the scheduled date of arrival but less than (or equal to) 60 days before the scheduled date of arrival, then a $100 cancellation fee is assessed. 75% of any additional amounts paid for deposit or rent will be refunded within 4 weeks.

      A low season reservation can be cancelled within 30 days of the scheduled arrival date. Any amounts paid for deposit or rent become nonrefundable within 30 days of the scheduled arrival date. In the case of a low season rental, however, 50% of the amounts paid for deposit or rent can be applied toward a future reservation if the reservation is cancelled within 30 days of the scheduled arrival date. A fee of $100 is charged for this service.

    3. For reservations during high season.
    4. You may cancel a high season reservation if the reservation is cancelled more than 90 days before the scheduled date of arrival. Reservations are nonrefundable if the "Early Booking Discount" or "Early Payment Discount" was taken. If a reservation occurs during peak season and high season, it is a peak season reservation.

      If a reservation occurs during high season and low season, it is a high season reservation. If a high season reservation is cancelled more than 90 days before the scheduled date of arrival, a $100 cancellation fee will be assessed. Any additional amounts paid for deposit or rent will be refunded within 4 weeks.

      If a high season reservation is cancelled more than 60 days before the scheduled date of arrival but less than (or equal to) 90 days before the scheduled date of arrival, then a $100 cancellation fee is assessed. 50% of any additional amounts paid for deposit or rent will be refunded within 4 weeks.

      A high season reservation cannot be cancelled within 60 days of the scheduled arrival date. Any amounts paid for deposit or rent become nonrefundable within 60 days of the scheduled arrival date.

    5. For reservations during peak season.

You may not cancel a peak season reservation. If a reservation occurs during both peak and high season, it is considered to be a peak season reservation. Any deposits or rents paid for a peak season reservation are entirely nonrefundable.

CHANGE POLICY

You may change a reservation under certain circumstances. Any request to change the date of arrival or date of departure is subject to availability.

    1. For reservations during low season.
    2. You may change the date of arrival or date of departure for a low season reservation if the dates are changed more than 30 days before the scheduled date of arrival. If a reservation occurs during low season and high season, it is a high season reservation. A $75 change fee will be charged to change a low season reservation.

      Subject to space availability, it is permissible to increase the duration of stay with short notice, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 30 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 30 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply.

    3. For reservations during high season.
    4. You may change the date of arrival or date of departure for a high season reservation if the dates are changed more than 60 days before the scheduled date of arrival. If a reservation occurs during high season and peak season, it is a peak season reservation. If a reservation occurs during high season and low season, it is a high season reservation. A $100 change fee will be charged to change a high season reservation.

      Subject to space availability, it is permissible to increase the duration of stay with short notice, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 60 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 60 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply.

    5. For reservations during peak season.

Subject to space availability, it is permissible to increase the duration of stay for a peak season reservation, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 180 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 180 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply. If a reservation occurs during both peak and high season, it is considered to be a peak season reservation.

CHECK-IN AND CHECK-OUT TIME

Check-in time is 3:00PM on the day of arrival. Checkout time is 10:00AM on the day of arrival.

SMOKING

For the comfort and enjoyment of all guests, our rooms are NON SMOKING. We respectfully request that you smoke outside the unit.

KEYS

Keys are available for pick-up at the office of our on-site management company. Their normal office hours are Monday through Friday, 8:00 AM to 4:00 PM (Hawaiian Time). If you will be arriving outside of normal office hours, please contact us to make alternate arrangements.
